ANGUS Councillor Colin Brown has exclusively shared his thoughts with the “Dispatch” on his desire to ensure that a development fit for the 21st century is built at Newmonthill.
After chairing the sub-committee that approved the procurement last Monday, Councillor Brown said: “I was delighted to, at last, set the wheels in motion to allow the council to move ahead with building much needed new affordable housing on this prime site.
“Since I came on the council, I have been determined to carry through this project to completion. It has long been a wish of many to resolve the issues in this area but at last we have a practical solution.
“I can give you a glimpse of what it could look like and I look forward to welcoming new tenants to their new homes in the future.
“This is part of the new build programme we have planned for all of Angus bringing new council housing to the people of Angus.”
At last week’s neighbourhood services executive sub-committee meeting, members gave the final go-ahead for the £3.2 million development.
The Housing Division’s Affordable Housing Account is to provide £300,000, £495,000 is from the Scottish Government Affordable Housing Grant and £2,435,000 from the HRA Capital budget.
Work on the development, which is due for completion by September 2013, will see the demolition to ground level of the five current blocks of flats and where, possible the re-use of existing substructure and foundations.
In their place will be 16, three-storey three bedroom terraced houses, and two, two storey three bedroom accessible houses including all associated access roads, external works and services. The new houses will be constructed in terraces on the original footprints of the demolished blocks of flats and the existing retaining walls will be upgraded/replaced.
To ensure the buildings are fit for the 21st century. sustainable materials and techniques will be utilised to protect and enhance the build and surrounding environment and deliver high performance standards in terms of flexibility, adaptability, low carbon emissions, standards of comfort and low operating and maintenance costs.
